Booking terms and conditions

Please read carefully.

1.    The tenant cannot under any circumstances remain on the premises after expiry of the rental period on this contract, unless agreed by the owner.  No changes to the contract can be made without the agreement of both parties.

2.    We will not be liable for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever.  We advise you to arrange your own insurance to cover yourselves and your personal belongings whilst staying at the property.

3.    If the booking is made within four weeks of the letting the whole of the rental payment is to be forwarded, together with the security deposit.  The security deposit will be returned to you, 7 days after your departure assuming the property has been left in the same state as it was found and no additional cleaning or repair work was necessary.

4.    If the booking is made more than four weeks before the arrival date a booking deposit of 25% of the rental charge is to be paid at the time of reservation.  The remaining balance of the rental charge and the security deposit are then due four weeks prior to the letting.

5.    If a cancellation is requested more than eight weeks in advance of the letting the balance of any monies paid, less the rental deposit, will be returned to the tenant.  If the cancellation is requested within the eight weeks prior to the letting the owner will retain the 25% rental deposit and also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period).  You are advised to arrange suitable cancellation insurance.

6.    The number of people occupying the property may not exceed the number on the booking form.  Sub-letting is forbidden, under any circumstances and will result in immediate termination of contract. In this case the owner will retain all monies paid.

7.    The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of letting.

8.    Unless otherwise stated, the rental of the property includes, rates, insurance of the property, electricity, water, gas (where applicable) and oil (where applicable). Linen and towels can be supplied, if requested, some properties include linen as standard.

9.    Holiday lettings are by the week (unless by prior arrangement) from 4pm on the date of arrival to 10am on the date of departure. The time lapse is to enable the property to be inspected in between lets to ensure everything is in good order.

10.  The tenants agree not to smoke, nor to allow smoking, inside the property at any time unless permission has been obtained prior to the booking.  If this is not strictly adhered to it will lead to a deduction from the deposit.

11.  Pets are not allowed at the property unless permission has been obtained prior to the booking.  If this is not strictly adhered to it will lead to a deduction from the deposit.

12.  The tenant will have 24 hours after arrival to check the property and report any deficiencies. After this period the property will be considered to have been free of damage from the time of arrival.

13.  Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them.  On changeover days there is only time for a superficial check and a general clean.  We rely upon the goodwill of our guests whose co-operation we greatly appreciate.  Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £30 per hour plus a £15 administration charge (or equivalent in Euros). This will be deducted from the security deposit.

14.  Within 7 days of departure the owner will check for any damage over and above that which the tenant may have reported. The owner will advise the tenant of any damage found and provide the tenant with an initial estimate of repair/replacement cost. The actual cost will be deducted from the security deposit.

15.  The security deposit will be returned to the tenant within 7 days of the agreed departure providing all keys have been returned, less any deductions in accordance with the conditions listed above. If the deposit is insufficient to cover the deductions, the tenant undertakes to pay the difference.

16.  The acceptance of the property from the owner will be deemed an acceptance of these terms and conditions.
